01 · About this practice

Real estate is our strongest area — built on 12+ years of David Němeček's experience at leading international law firms, covering everything from routine apartment transfers to complex acquisitions of full portfolios or brownfields.

We work for developers (residential and commercial projects, including SPV structuring and financing), institutional investors (purchases and sales of full portfolios or portfolio units), companies (corporate leases, sales and purchases of office and industrial real estate), and private clients with higher transaction values.

Our strength is connecting legal, tax, and financing perspectives into a single plan. Instead of isolated legal memos, the client receives a structured recommendation that also accounts for tax impact, banking terms, and project timeline. For more complex transactions we work alongside tax advisors and banking specialists.

We routinely provide attorney escrow and lead the transaction from signing through land registry filing to release of the purchase price. We now handle 90% of this work fully online, with 75% of engagements on fixed fees.

Real estate transactions

Residential and commercial transfers — apartments, family homes, commercial premises, land, full portfolios. Purchase agreements, security, escrow, land registry filing.

Lease agreements

Residential and commercial leases for landlords and tenants. Office, retail, and logistics space, fit-out agreements, side letters, subleases.

Developer projects

Land acquisitions, SPV structures, financing documentation, joint ventures with investors, sales of residential units and commercial complexes.

Condominium associations

Setup and reorganization of condominium associations, bylaws, unit transfers, dispute resolution between owners, common area management, cooperation with managing agents.

Attorney escrow & land registry

Full-service purchase price escrow, land registry filings, liaison with land registry offices, powers of attorney, cooperation with banks.

Easements and pledges

Drafting and registration of easements, servitudes, real estate pledge agreements, securing financing for developers and banking syndicates.
